County assesses flood damage

Rocky View County (RVC) has assessment most of the homes and businesses in Bragg Creek for flood damage, rating the each in one of four colour categories based on how much harm the structure sustained.

A red assessment indicates that one’s home or business either sustained damage to its structural integrity or the water level reached a point above the basement level where the flooring system may have been compromised. A professional engineer or architect is required to determine the extent of the damage for all building categorized as red.

If labeled orange, the building was determined to have sustained water levels high enough to compromise electrical and/or heating appliances. A qualified electrical or heating/gas contractor would be required to replace or repair any damaged appliances.

Yellow would denotes no structural damage had resulted from the flooding, but that the home or business had suffered some water damage to the interior wall framing, insulation, vapour barrier, wall covering, electrical outlets, wiring or electrical and plumbing fixtures may need to be replaced. In yellow buildings, water did not compromise gas-fired appliances, meaning the gas supply to the property can be restored. Any building under category green requires no remediation or repairs.

RVC’s Building Services told the Eagle that it did not have any statistics or information as to how many Bragg Creek buildings fell into any particular colour category.

Some repairs do necessitate a building permit, such as interior wall framing, wiring and outlets and construction repairs.
