Following two public hearings, Bylaw 01/2024: Southbow Landing Land Use Amendment will be brought back to council for consideration at a future meeting.

After two separate public hearings on Bylaw 01/2024: Southbow Landing Land Use Amendment, council will take all feedback presented before them and the topic will be considered at a future meeting.

According to the Town, after hearing the responses from residents, the applicant requested additional time to consider alternatives that would address their concerns and find a successful solution in their land use application.

Southbow Landing is one of the communities planned in the 2011 River Heights Area Structure Plan and was subsequently planned through the Southbow Landing Neighbourhood plan in 2015. Most of the community was given land use through the approved neighbourhood plan in 2017, but three parcels of land were not included in the approval.

The application intends to apply land use to the remaining parcels of land to allow the future development of medium to high-density housing in the neighbourhood. Land use approval is required before development continues through subdivision plans, development permits, and building permits.

Through two hearing son Jan. 22 and Feb. 5, the applicant has opportunities to amend their application in response to feedback from public engagement.

Mark Krysinski, director of community growth for Cochrane, said the Town appreciates residents participating at the two public engagement events that took place.

“Cochrane appreciates the time and consideration residents made to practice democracy and express their views at the public hearing on January 22 and February 5,” Krysinski said. “This has been one of the best attended public hearings that Cochrane has had.  These are the opportunities for the public to shape their community and we encourage residents continued investment to build and shape this great community.”

The Town has provided the applicant additional time prior to the second and third reading to work with administration and review potential alternatives in response to the feedback from the hearings. Administration will continue to enable the applicant to proceed to council with requirements and information to best inform council on land use.
