Council votes to adopt changes for 'oops' Heartland housing units

Cochrane town council voted for the second and third reading of Bylaw 22/2015 that will adopt changes into Land Use Bylaw 01/2004. The changes will allow four lots in Heartland to fall into compliance with Land Use Bylaw 01/2004.

The changes will allow four lots in Heartland to fall into compliance with Land Use Bylaw 01/2004.

The need for this change comes after a builder realized that they constructed semi-detached dwellings in the R-M Residential High Density Multi-Unit Dwelling District, and semi-detached dwellings are not listed.

A semi-detached dwelling is defined in the Land Use Bylaw 01/2004 as a building designed to contain two side-by-side dwelling units separated by a fire-rated walled use within that district.

Coun. Mary Lou Davis-Eckmeier expressed concerns about whether the properties affected the density of the area. It was explained that though it was a mistake, there is no affect on the area’s density.

Coun. Tara McFadden urged town administration to set a penalty framework in place so this mistake doesn’t happen again.

Coun. Davis-Eckmeier made a motion to give the bylaw a second reading, which was carried unanimously.

Coun. Ross Watson made a motion to give the bylaw a third reading, which was also carried unanimously.
